Highlights from the 2009 NAR Profile of Home Buyers and Sellers

NAR has recently released the 2009 Profile of Home Buyers and Sellers.  The report compiles the results of 9,138 surveys returned by buyers and sellers who sold or purchased a home between July 2008 and June 2009.  The surveys were sent to buyers and sellers based on deed transfers and other public records.  The complete report is available for purchase at www.realtor.org .  Here are some highlights I found interesting:

•·         47% of all buyers were first time buyers.

•·         62% of first time buyers reported that the primary reason for buying a home was the desire to be a homeowner, 35% of all buyers reported that as the number 1 reason.

•·         The median age of all buyers was 39, same as last year.

•·         83% of all first time buyers are under the age 44. 

•·         62% of all buyers are under age 44.

•·         68% of the buyers surveyed in the Northeast make less than $100,000 per year.

•·         63% of all buyers had no children under the age of 18 residing at home.

•·         Buyers in the Northeast moved an average of 10 miles from where they currently lived.

•·         90% of all buyers used the internet to search.

•·         84% of buyers reported the photos to be the most useful information.

•·         The number one action taken after viewing a home online was to drive by or visit the home.

•·         66% of buyers reported that they used a print ad to search, but only between 84% to 90% (depending on the print medium) reported that those sources were "not useful".

•·         36% of buyers found the home they purchased through an agent, 36% found the home they purchased online, less than 3%found the home they purchased in a print ad.

•·         77% of buyers purchased their home with an agent.

•·         85% of sellers sold their home with an agent.

•·         39% of the mortgages were FHA loans.

•·         87% of buyers viewed real estate as a good investment.

So, besides making a handy list, what else does the report tell us?  It tells us specifically who the buyers and sellers are, what they want from us, where they want to go and most importantly, what their priorities are.  Valuable information for any customer service professional!

Where Are Today's Real Estate Buyers?

home buyersThe National Association of Realtors(R) published the results to their consumer survey in November.

The results to this survey are helpful when you are marketing a home for sale - who is your target customer for that property and how do you reach them?

When we first started in real estate, we did a lot of print advertising in newspapers and real estate guides and were unable to find a return on the significant investment we made. We now use a very strategic marketing approach to target where buyers are looking, with a primary emphasis on the Internet.

It's interesting that buyers are using many resources when looking for a home, but when they actually find "The One" it is either from their Real Estate Agent or the Internet (66%).

Resources Buyers Used in Searching for a Home

  • 87% Used the Internet in their home search
  • 85% used a real estate agent
  • 48% attended Open Houses
  • 47% looked at print or newspaper ads

Fewer buyers rely on a home book or magazine, home builders, television, billboards and relocation companies.

Buyers most commonly start their search process online and then contact a real estate agent.

Where Buyers Found the Home they Purchased:

  • 34% from a Real Estate Agent
  • 32% from the Internet
  • 15% from yard signs
  • 7% from a friend
  • 7% from a builder
  • 3% from print or newspaper ad
  • 2% directly from the seller
  • 1% from a home book or magazine

Profile of Today's Real Estate Buyer

The results to this survey are helpful when you are marketing a home for sale - who is your target customer for that property and how do you reach them?

I was surprised by a few statistics, including how many buyers are first-time homebuyers but most of the information was on target with what I see in our marketplace. I was also pleased to see that 81% of buyers use a Realtor(R).

Real Estate Buyers

  • 41% are First-Time Homebuyers
  • 81% use a Realtor, Of buyers who used an agent 61% chose a buyer's agent
  • 43% found their Realtor through a referral of some type
  • 90% cited environmentally friendly features as important (heating & cooling costs were primary)
  • Searched a median of 10 weeks
  • Nine out of 10 consider their home a good investment,
  • Half of buyers see real estate as a better investment than stocks
  • 15% of buyers own two or more homes
  • 61% are married couples, 20% single women, 10% single men, 7% unmarried couples, 2% other

First-Time Homebuyers

  • The typical purchase is a home costing $165,000
  • They plan to stay in the home for 10 years
  • Median downpayment is 4%
  • Source of downpayment - 69% savings, 26% gift from a friend or relative, 7% loan from a friend or relative, and 16% used their 401k, stocks or bonds.
  • 92% chose a fixed-rate mortgage
  • The Median Age is 30
  • Their Median Income is $60,600

Repeat Buyers

  • Typical repeat buyer was 47 years and
  • Earn on average $88,200
  • Purchased a home costing on average $236,000
  • Plan on owning that home for 10 years
  • Made a median downpayment of 15%
  • 10% paid cash for their property
